1 Must be an eligible educational employee to qualify for Educational Employee Mortgage: teachers, administrators, classified staff, district employees, Department of Education employees and government-sponsored educational program employees.
2 Property must be located in California and eligible properties are primary residence single-family homes and condominiums (cannot exceed four stories); manufactured homes do not qualify. Limited to 95% maximum loan-to-value for one-unit properties. 90% maximum loan to value for two-unit properties. Minimum down payment 5%. PMI will be required if the financed amount is over 80% loan-to-value. Maximum loan amount $510,400. Example: A $400,000 home purchase with a minimum down payment of $20,000 (5%) required, with a resulting loan balance amount of $380,000. At 3.25% APR, the payment on a $380,000 loan for 30 years would be $1,653.78 plus taxes, property insurance and mortgage insurance.
